I am looking for cropland to lease for the upcoming growing seasons. I am a 36 year old farmer in the Hazen, ND area and would like to expand my farming operation to include more acreage within a 20 or so mile radius of Hazen. I would like to increase in acres to meet the needs of my family of 6 and provide for them with good farming practices and judgement.

I am as interested in maintaining or improving the value of your land as you are. We rotate through a variety of crops and are nearly entirely no-till operators with the exception being ruts from wet seasons and low spots or ground that is extremely rough that needs to be tilled smooth and then no-tilled.

We are very strict on weed control and timeliness of those applications and wish to keep fields as weed-free as possible.

I am exceedingly more interested in longer lease terms simply for planning purposes for the following growing seasons. I often look at least one growing season ahead for crop rotations.

I am interested in flat-rate rents from year to year and also have some interest in doing flex rent agreements with a flat rate per acre established and then a rent increase plan for different crops and yield values for each growing season. This would be in writing to protect yourself and I. I understand for many people receiving the same amount of rent each year of a lease is easiest and simpler finance-wise, however I live in a world where weather does dictate my income to a fair degree, and if you want to be an outdoor gambler like me we can work out a flex-rent at a flat base rate at a modest level with extra payouts after harvest is complete each season. If I have a really tough year, rent payment will be modest, and if I have a really great year, rent can be more generous. We weigh all our grain with our grain cart scale and I would be 100% honest and up-front with how crop yield is in any flex-rent scenario, and would expect to be trusted or lose my privilege to farm your land.

I have interest in combining adjacent fields that are separated by an old fence line or similar obstacle and like to make the fields as efficient as possible to farm since every operation is so time sensitive. I would be willing to do these things and some land improvements such as picking rocks within reason for appropriate rent.

I will not entertain offers that would utilize a crop share primarily due to the headaches of splitting grain settlements and for record keeping purposes. I also will not consider acreage in which the landlord will have a say in what crops I may grow on their land. Farming is difficult enough as it is and I need the flexibility to grow what makes the most sense for crop rotations and utilization of resources.

I also do not want to be a stepping stone to aid you in getting your current tenant to pay more or inflate the local rent values. I have no interest in taking land away from someone who is doing a good job at a fair price.

Farming is not an easy way to make money, it is a way of life!
