Purchased November 23, 2022, from Rv Dealership in Tyler, Texas, I am the 2nd owner.

Reason for selling: We decided we want a smaller RV.

This 5th wheel toy hauler travels very well due to the upgraded suspension package and the sumosprings installed.

Price: $64,000 Its financed through my local credit union so would deal directly with the bank after negotiated price is agreed upon. Average price of the same camper on RV Trader is $62,000 with none of the upgrades I have listed.

Two minor issues: The previous owner backed into a small tree that scratched the back rear area behind rear entry door the three decals are lightly scratched. I purchased the first two decals and plan to replace them. The 3rd decal is very minor and didnt purchase. The skirting underneath was slightly bent but repaired by the previous owner. I have photos of this. The previous owner had a dog with chewed a small (1 inch by 1 inch) hole on the sofa arm rest. I have a photo. I found no other issues with this camper whatsoever. When I purchased it, there were a lot of screws either loosened or becoming loose. All metal screws that were loose I used red thread locker and some screws into the wood I used wood glue and retighten.

Tires are in great shape Goodyear Endurance LT235 / 85R16 126 / 123L - G614 RST 14 Ply Tires G Rated Tires. (Have receipts from previous owner - $1,529)

Two (2) Slide Toppers on the kitchen and bedroom slide. (The previous owner lost receipts but claimed total cost of approx. $3,500) No slide topper on the living room slides.

Mfr. awnings on side and rear of toy hauler.

3rd AC professionally installed by Texas RV Worx in rear toy hauler area. (Have receipts from previous owner - $2,804.09) There is a separate 30 AMP connection that operates this AC separate from the 50 AMP and the generator.

Maxx Air Vents installed by previous owner. (Previous owner lost receipts)

SumoSprings installed by RV dealership on each axel. (My receipts $1,300)

Upgraded Suspension Package installed by Texas RV Worx. (Have receipts from previous owner $3,293.59

Kitchen Slide window leak repaired by Texas RV Worx. (Have receipts from previous owner - $76.27) It was still leaking when I purchased the camper and determined the water leak was from the poor-quality range vent. I sealed the vent myself and no more water leaked inside the kitchen window.

Installed / Replaced three (3) Lippert Jacks under warranty. (Have receipts from previous owner - $379.69)

Cummins Onan OG 5500 EVAP Gas Generator with 197 hours. Ive tested / evaluated this generator and has operated no problem for 16 hours before I turned it off.

Fresh water tank is approx. 106 gallons - grey water tank is approx. 82 gallons - Black tank is approx. 82 gallons.

New queen bed from Costco we really like it and comfortable.

Aftermarket rear LED Lites installed by Texas RV Worx. (Owner lost receipts claimed it cost $1,500 installed with two additional rear LED backup lights that are VERY bright.

One (1) 35 50 AMP cord and one (1) 30 AMP cord.

Toy hauler area (8-foot x 13 foot) and a factory screened porch, railings, steps, and awning.

The toy hauler area has a new 42-inch smart TV with a collapsible stand.

Factory 50 TV in the living room area is a non-smart TV. Factory speakers though out camper and outside.

The refrigerator and freezer work very well along with the gas stove.

Main bathroom has upgraded shower head and works very well.

30-gallon separate gas tank for generator and any ATVs. The tank is full with 91 octane gasoline.

78-inch-tall toy hauler door. The toy hauler area is 8 foot wide by 13 foot long. The previous owner used this area for his golf cart and dog kennel. I hauled nothing in this toy hauler and used it for my grandkids for overnight stays and other activities for them.

Happijac queen size bed lift in the back with factory table and bench seats. I also added more legs to the bench seats for added support.
